3 Questions to Ask If You Want to Buy Your Dream Home

3 Questions to Ask If You Want to Buy Your Dream Home

3 Questions to Ask If You Want to Buy Your Dream Home - If you are debating purchasing a # home right now, you are probably getting a lot of advice. Though your friends and family will have your best interest at heart, they may not be fully aware of your needs and what is currently happening in the # real estate # market. Ask yourself the following 3 questions to help determine if now is a good time for you to buy in today’s market.

1. Why am I buying a home in the first place?

This is truly the most important question to answer. Forget the finances for a minute. Why did you even begin to consider purchasing a home? For most, the reason has nothing to do with money.
For example, a survey by Braun showed that over 75% of parents say “their child’s education is an important part of the search for a new home.”
This survey supports a study by the # Joint Center for Housing Studies at Harvard University which revealed that the top four reasons # Americans buy a home have nothing to do with money. They are:
  • A good place to raise children and for them to get a good education
  • A place where you and your family feel safe
  • More space for you and your family
  • Control of that space
What does owning a home mean to you? What non-financial benefits will you and your family gain from owning a home? The answer to that question should be the biggest reason you decide to purchase or not.

2. Where are home values headed?

According to the latest # Existing Home Sales Report from the # National Association of Realtors (NAR), the median price of homes sold in December (the latest data available) was $232,200, up 4.0% from last year. This increase also marks the 58th consecutive month with year-over-year gains.
If we look at the numbers year over year, # CoreLogic forecasted a rise by 4.7% from December 2016 to December 2017. On a home that costs $250,000 today, that same home will cost you an additional $11,750 if you wait until next year.

What does that mean to you?

Simply put, with prices increasing each month, it might cost you more if you wait until next year to buy. Your down payment will also need to be higher in order to account for the higher price of the home you wish to buy.

3. Where are mortgage interest rates headed?

A buyer must be concerned about more than just prices. The ‘long-term cost’ of a # home can be dramatically impacted by even a small increase in mortgage rates.
The # Mortgage Bankers Association (MBA), the # National Association of Realtors, and # Fannie Mae have all projected that mortgage interest rates will increase over the next twelve months, as you can see in the chart below:

Bottom Line

Only you and your family will know for certain if now is the right time to purchase a home. Answering these questions will help you make that decision.

5 Myths About Real Estate Reality TV Explained

Have you ever been flipping through the #channels, only to find yourself glued to the couch in an #HGTV reality binge session? We’ve all been there… watching entire seasons of “#Love it or List it,” “#Fixer Upper,” “#House Hunters,” “#Property Brothers,” and so many more, just in one sitting.
When you’re in the middle of your #real estate themed show marathon, you might start to think that everything you see on TV must be how it works in real life, but you may need a reality check.

Reality TV Show Myths vs. Real Life:

Myth #1: Buyers look at 3 homes and make a decision to purchase one of them.

Truth: There may be buyers who fall in love and buy the first home they see, but according to the #National Association of Realtors the average homebuyer tours 10 homes as a part of their search.

Myth #2: The houses the buyers are touring are still for sale.

Truth: The reality is being staged for TV. Many of the homes being shown are already sold and are off the market.

Myth #3: The buyers haven’t made a purchase decision yet.

Truth: Since there is no way to show the entire buying process in a 30-minute show, TV producers often choose buyers who are further along in the process and have already chosen a home to buy.

Myth #4: If you list your home for sale, it will ALWAYS sell at the #Open House.

Truth: Of course this would be great! Open houses are important to guarantee the most exposure to buyers in your area, but are only a PIECE of the overall marketing of your home. Just realize that many homes are sold during regular listing appointments as well.

Myth #5: Homeowners make a decision about selling their home after a 5-minute conversation.

Truth: Similar to the buyers portrayed on the shows, many of the sellers have already spent hours deliberating the decision to list their homes and move on with their lives/goals.

Bottom Line

Having an #experienced #professional on your side while navigating the real estate market is the best way to guarantee that you can make the home of your dreams a reality!

Is The California Drought Over? Will The Drought Last? What Does This Mean For SoCal?

Is The California Drought Over? What Does this Mean for SoCal?

2017 Californias Drought epidemic has taken a big hit by Pacific storms this beginning year. Since December, a strong storm packed in with moisture has been pushing one storm after the other into the state. Rain and snow have been coming down to our communities and mountains, which has been causing some flooding, but with that, the storms have been adding a significant amount of water to soil, streams, and rivers, as well as a good amount of water freezing to make snow up in out mountains.
The Extreme drought situations that some areas of SoCal have been experiencing over the past years, is not as intense now as it was a year ago. a significant improvement has been showing in the northern part of the Golden State. Despite the relief in that area over the last month, a large portion of SoCal still remains in that dark shade of red on the map. Which indicates that much more water is still needed to improve the water shortage happening in our area.
Will It Last?
2016 did end on a good note in the matter of receiving rain, although it ended with more rain than snow given from the previous year. However, things turned around on the 3rd of January, which has been exceptional for both rain and snow. The Higher the Snow Water Content gets, the better things will look later on in the season. Which means that all that snow will take another strong hit to our drought situation.
As Of Now Where are We?
Speaking now on January 13th, 2017, all three of the river basins areas of the state have been improving with the Snow Water Content than in the end of December 2016. The Central and South Basins have been improving significantly due to the storm coming down south. Cold Temps. have also helped increase snowfall cover the overall volume of snowpack in the state. As mentioned in the Weather Network, here is a statistic given by them, "The snow pack volume has improved considerably over the past week, and as of January 10th snow water equivalent values look very promising. All three, the Northern Sierra/Trinity (111%), Central Sierra (130%) and Southern Sierra (171%) are well above the normal values for this date and rapidly adding percentage values towards achieving the April 1st average, a date used to mark the start of the runoff season in the California Sierra Nevada's."
So What Should We Do?
So this is what we do know, We go out and take our families to enjoy this gift of snow we have been waiting for, for the past 5 years. Go out in your rain boots and jump in the huge puddles being formed, go out and take your motocross dirtbike and ride those muddy ramps. Get yourself a pair of snowboots out and learn how to ski or snowboard. Rent that cabin your family has been asking about and enjoy a nice cup of chocolate by the fireplace. Build that snowman you haven't built since you were a kid, have that snowball fight with your kids, and just go out and enjoy this winter.

Is This the Year to Move Up to Your Dream Home? If So, Do it Early

It appears that #Americans are regaining faith in the #U.S. #economy. The following indexes have each shown a dramatic jump in consumer confidence in their latest surveys:
  1. The #University of #Michigan Consumer Sentiment Index
  2. National Federation of Independent Businesses' Small Business Optimism Index
  3. CNBC All-America Economic Survey
  4. The Conference Board Consumer Confidence Survey
It usually means good news for the #housing #market when the #country sees an optimistic #future. People begin to dream again about the home their #family has always wanted, and some make plans to finally make that #dream come true.
If you are considering moving up to your #dream #home, it may be better to do it earlier in the year than later. The two components of your monthly mortgage payment (home prices and interest rates) are both projected to increase as the year moves forward, and interest rates may increase rather dramatically. Here are some predictions on where rates will be by the end of the year:

HSH.com:

“We think that conforming 30-year fixed rates probably make it into the 4.625 percent to 4.75 percent range at some point during 2017 as a peak.”

Svenja Gudell, Zillow’s Chief Economist:

“I wouldn’t be surprised if the 30-year fixed mortgage rate hits 4.75 percent.”

Mark Fleming, the Chief Economist at First American:

“[I see] mortgage rates getting much closer to 5 percent at the end of next year.”

Lawrence Yun, NAR Chief Economist:

“By this time next year, expect the 30-year fixed rate to likely be in the 4.5 percent to 5 percent range.”

Bottom Line

If you are feeling good about your family’s #economic #future and are #considering making a move to your dream home, doing it sooner rather than later makes the most sense.

Thinking of Selling? Don’t Overlook an Outdated Kitchen, Buyers Won’t

If you are planning on listing your home for sale, make sure that you don’t overlook the condition of your kitchen. A recent article on realtor.com listed “7 Signs Your Kitchen Is Way Overdue for a Renovation,” in which they warned:
“Dated kitchens—just like bathrooms—are a major barrier for resale. Buyers want modern amenities and styling, and most aren’t interested in renovating post-purchase.”
Kitchen remodels can be pricey, with many complete remodels costing $20,000 or more. But not every kitchen needs a full remodel. There are many smaller projects that will help buyers see themselves trying their favorite Pinterest recipe in your home!
Here are a couple of project ideas that, if you’re handy or know someone who is, could end up boosting your home’s value without breaking the bank:
  • Are the cabinets in good shape but need an update? A new coat of paint and some updated hardware will instantly freshen up the space and drastically change the feel of the room all for under $300.
  • A new backsplash to match the freshly painted cabinets updates the space and adds some style while staying under $200, depending on the size of the room.
  • If the kitchen seems dark, consider adding LED under cabinet lighting for around $40.
  • If replacing the countertops in the kitchen isn’t within your budget, consider using a top coat to cover the current countertops.
If you decide to complete a full remodel of your outdated kitchen, you can expect a 67% return on a $30,000 upgrade (the national median cost). The benefits of a kitchen remodel aren’t purely financial, according to Houselogic:
“Eighty-two percent of homeowners said their updated kitchen gave them a greater desire to be at home, and 95% were happy or satisfied with the result.”

Bottom Line

Kitchens and bathrooms are often make or break for buyers when touring a home or searching through photo galleries online. Let’s get together to identify which small projects could pay off big!

Is Getting a Home Mortgage Still Too Difficult?

There is no doubt that mortgage credit availability is expanding, meaning it is easier to finance a home today than it was last year. However, the mortgage market is still much tighter than it was prior to the housing boom and bust experienced between 2003 - 2006.
The Housing Financing Policy Center at the Urban Institute just released data revealing two reasons for the current exceptionally high credit standards:
  1. Additional restrictions lenders put on borrowing because of concerns that they will be forced to repurchase failed loans from the government-sponsored enterprises or Federal Housing Administration (FHA).
  2. The concern about potential litigation for imperfect loans.

What has been the result of these concerns?

6.3 Million Less Mortgages

The Policy Center report went on to say:
“It was so hard to get a mortgage in 2015 that lenders failed to make about 1.1 million mortgages that they would have made if reasonable lending standards had been in place. From 2009 to 2014, lenders failed to make about 5.2 million mortgages thanks to overly tight credit. In total, lenders would have issued 6.3 million additional mortgages between 2009 and 2015 if lending standards had been more reasonable.”
In an interview with DSNews, Laurie Goodman and Alanna McCargo of the Policy Center further explained:
“Our Housing Credit Availability Index (HCAI)* measures the probability that mortgage borrowers will become delinquent on that mortgage for 90 or more days, which we refer to as the default risk. This measure indicates that the probability of default rose from 12 percent in 2001 to a peak of 16.5 percent at the end of 2005/beginning of 2006, before declining to the current level of 5 percent. Stated differently, lenders are currently taking less than half the credit risk they were taking in 2001, a period of reasonable credit standards.”

The cost to the economy if we’re writing fewer loans…

Goodman and McCargo put it best:
“…fewer households will become homeowners at exactly the point in the economic cycle when it is most advantageous to do so… [They] will continue to miss this wealth-building opportunity. The median family wealth for homeowners is $195,400, with their home the most valuable asset for most; the median family wealth for renters is $5,400… Fewer potential homebuyers means the housing market will continue to recover more slowly. At the same time, fewer buyers create a strain on other benefits to the economy which homebuying brings such as spending on home goods and an increase in construction jobs.”

Bottom Line

The housing market boom and bust caused many mortgage providers and lenders to tighten their lending standards in an effort not to repeat the recent past. This paired with many homebuyers disqualifying themselves before they even apply for a loan, due to the fear of rejection, has led to many households not yet becoming homeowners.
*The HCAI measures the percentage of home purchase loans that are likely to default—that is, go unpaid for more than 90 days past their due date. A lower HCAI indicates that lenders are unwilling to tolerate defaults and are imposing tighter lending standards, making it harder to get a loan. A higher HCAI indicates that lenders are willing to tolerate defaults and are taking more risks, making it easier to get a loan.
